Title Insurance Agents

A distinctive aspect of our real estate practice is McGlinchey Stafford’s own title insurance agency, MACSTAM Title Company LLC. We are agents for several national title insurance underwriters and issue title insurance policies to owners, lenders, purchasers and lessees of property in Louisiana and Mississippi.

Our ability to act as title agents creates significant efficiency and increased quality in the process of delivering title commitments for multiple sites. We have issued title insurance in a wide range of transactions. These include deals involving chemical plants, casinos and gaming facilities, hotels, resort properties, manufacturing, retail, multi-use residential developments, office buildings, hospitals, automotive retailers and public housing projects.

Real Estate Representative Matters:

  • Advise a major, nationwide energy transporter on the purchase of a docking facility. Complex transaction involved a bankruptcy auction, purchase documentation and transfers, due diligence, multiple licenses, surveys and environmental site assessment.
  • Represent developers of mixed-use condominium projects and resolve issues of horizontal ownerships, in Louisiana, Texas and Mississippi.
  • Guide national financial institution in $60 million, multiple-structured loan for urban renovation project. Components included retail, parking, condominiums and an affordable housing project. Deal closed on time, with favorable assurances to our client and to the satisfaction of all interested parties.
  • Coordinate acquisition, examination of title, issuance of title policies and financing of casinos, riverboats and race tracks.
  • Obtain favorable restaurant lease agreements in multiple states for privately-held, high-profile international hospitality leader.
  • Provide comprehensive real estate representation to chemical plant subsidiary of a multinational energy corporation. Our counsel included the coordination, guidance and oversight of regulatory and public utility issues, land purchase process and plant construction loans.
  • Coordinate closing, including acquisition, financing, examination of title, issuance of title polices, and preparation of all closing documents for a new fast food chain. Transactions included more than 48 sites in Louisiana, Mississippi, Ohio, Texas, Florida, Alabama, Nebraska, Montana and Georgia.
  • Advise retail developer on preventing increased sales tax exposure in new shopping center development.
  • Represent, at the local level, a national lender and serve as title agent in the $136 million refinance of two industrial paper manufacturing facilities in Mississippi.
  • Coordinate title company services for refinancing of multiple, multistate outlets of a national retailer.
  • Examination of titles and issuance of title insurance policies for national title insurance company for transactions involving sale of over one (1) million acres of timberland in Louisiana and Mississippi. The firm’s ability to deliver the commitments and manage the multistate process from a single office created great efficiency during a transaction with significant time constraints.
  • Represent multinational bank in purchase of tax credits from an oil company development project.
  • Draft documentation and write title insurance for national financial institution’s portfolio of tax credit structures.
  • Counsel public finance clients, including developers and government entities, in real estate considerations of various public finance transactions.
  • Serve as local counsel for national lender and title agent in connection with $30 million sale of a hospital in Mississippi.
