Appraisers of real property are subject to conflicting pressures from buyers, sellers, lenders, and attorneys in litigation concerning property value. Consequently, written appraisals are, at times, developed using inflated, deflated or irrelevant data so as to fit the needs of the requesting party. The presentation will identify problematic data and flawed valuation methods contained in written appraisals and identify other appraisal report issues that may prove harmful to clients.
